These SMS/Text Messaging Terms describe how Bay Property Services communicates with you via text message. By enrolling in, or otherwise agreeing to receive, text messages from us, you agree to these SMS Terms in addition to our Terms of Service and Privacy Policy.

Program Description
Bay may send informational, transactional, and (if you separately consent) promotional text messages related to property management services, including maintenance notices, meeting reminders, outage alerts, payment reminders, community updates, account/authentication messages, and marketing or promotional messages (if you opt in).

Message Frequency
Message frequency varies based on your relationship and preferences. Transactional alerts depend on activity and events. Promotional programs are typically up to 4 messages per month unless otherwise stated at opt-in.

Cost
Message and data rates may apply. You are responsible for all charges from your carrier.

Opt-In Consent
We require appropriate consent before sending texts. Promotional texts require prior express written consent. Consent may be collected via online forms, signed documents, or texting a designated keyword. Consent to receive promotional texts is not a condition of purchase or service.

Opt-Out Instructions
Reply STOP to any message to opt out. We also honor UNSUBSCRIBE, CANCEL, END, or QUIT. After STOP, we send a confirmation and cease further messages, except where legally permitted.

Supported Carriers & Delivery
Delivery is subject to your carrier and is outside our control. Carriers are not liable for delayed or undelivered messages.

Eligibility
You must be the authorized user of the number and at least 18 years old (or have guardian permission). Notify us if your number changes.

Data & Privacy
We collect and use your number and message data to provide the SMS program and as described in our Privacy Policy. We do not sell or share your numbers for third-party marketing.

Quiet Hours (Marketing)
We endeavor to respect reasonable quiet hours for promotional programs.

Changes
We may update these SMS Terms from time to time.
